354 King and Prince - South

We enjoyed the location, it was a short walk to the pool and beach, great view from balcony. We had small children, and we had plenty of room and everything we needed.

We have stayed in numerous villas at the King & Prince. This unit was more outdated and in need of more repairs than others, but the lower price reflected that. The unit was very clean, and we enjoy the amenities that the King & Prince offers. However, due to needed repairs in the master bath and outdated furnishings, we wouldn't book this particular unit again.

This resort is second to none! The pool area is beautiful, and the beach is just outside the gate. You can watch the ocean from the pool deck, and sometimes see a cargo ship heading to port. Condo was roomy and clean. I prefer a firmer mattress and sofa, but it is nicely decorated and enjoyable.

I left my diamond earrings in a little jewelry tray by my bedside. I called Sarah. She found them and had them mailed back to me in IL. I am so grateful! Over the top service and honesty! Praises to Sarah and Georgia Coast! They were also good in every way as well!

Glad we got the condo, especially for the kitchen. We ate all but two meals there. Went out to dinner to Porch restaurant, absolutely no social distancing in place. Rather scary. Our other dinner was at King & Prince Echo - fortunately, it was not crowded. Hostess tried to seat us right next to a party of fourteen!
Condo - pros - nice balcony, comfortable master bedroom, comfortable living room furniture, loved having a garbage disposal, pool - we thought we would use K&P main hotel pool but that was too crowded. The condo pool was not.
cons - Master bath - shower fixtures need updating/repair. Looks neglected. Sheets were left in the dryer upon our arrival.
I appreciate we got four nights at the last minute. A win-win for everyone.

We booked a last minute stay for the 4th in this unit after reading the reviews. I was a little nervous, but thought it should be fine for a 4 night stay. This unit is not updated with premium finishes and the furniture is lacking in the living room (as shown in photos, although some are out of date). However, this unit is reasonably furnished, clean, with all fixtures in proper working order, great A/C and good stackable W/D. We did not have any trouble charging iPhones, although the WiFi was slow if you need to work a little while there. The partial ocean view from the patio is a nice place to enjoy the crashing waves at the end of the day. We appreciate little extras like clothing hangars, extra towels and a comfortable Sterns and Foster mattress on the pull out sofa.
We decided to return for another long weekend before school started and found repairs had been made to the cracked glass by front door & the rug in LR was new. We reported having trouble with the entry door keys when we checked out, so I hope they will resolve that issue for future guests. I do wish they would transition to electronic locks.
The amenities at K&P are great. Not too stuffy, but nice old hotel charm. There is good variety at the pools with ample seating and key card access keeps it relatively exclusive to guests. We enjoyed several good meals at Echo and the poolside bar with attentive service.

Overall, this unit feels a lot like you've gone to stay at a Great Aunt's place - it would benefit from some modernizing, but it functions fine in current form. Rental rate is fair. We would stay again and recommend to friends for a beach retreat.

My family enjoyed the condo. The location was perfect - close to elevator and stairs and view included the ocean and extra pool area. There was a variety of restaurants and shops near by.

The condo was in a great location which suited my family very well. It was clean, but the beds and furniture were not very comfortable and a bit dated. Would rent again due to price and location.

It was terrific. The condo was lovely - lots of space and extras. The ocean view was fabulous. The King and Prince pool areas were inviting with music, comfortable beach chairs and beach towels. I could not have asked for a better vacation.

Rental process was easy, unit was clean and well stocked with a lovely view. There was a trick to the lock but my call was answered quickly. The front door's paint was chipped and the glass at the entry was cracked but oncy inside the unit was lovely.

Fantastic location- great amenities. Decent room layout. Clean and had all the basics of what we needed. Good service by the owners/operators.

We love staying at the King and Prince Resort Condos. We play golf and tennis so this place provides it all. Also the beach is beautiful

I stayed @ the King & Prince as a child with my parents. I came this time with my husband to celebrate our 16th anniversary. Great vacation spot for family or couples. We rented a Villa and it had everything we needed. Rental staff were amazing, very helpful and accommodating. Highly recommend!!

When renting a Villa at the King & Prince we expected a higher standard in accommodations. This unit needs major updating...bathrooms, kitchen and furnishings/decor.
Porch furniture is old and covered in mildew.
Would not recommend this unit.

Overall the location was fantastic, beaches and food wonderful. This part of the resort needs some updating, outlets wouldn't hold plugs, paint, etc. would really make it fit in with the rest of the King and Prince resort

I was very disappointed in the villa. I have rented through vrbo and actually own and rent a property in sandestin , this was by far the worst unit we have ever rented. Very out dated , first thing we saw was a huge roach on kitchen floor. The outlets were so old they wouldn’t hold a cell phone charger , the chargers literally fell out of every outlet. We also went a day and a half with no air , however the property management did act quick once notified about problem with air. The location is great , this particular unit is just very outdated.

The location cannot be beat. This unit needs updating as mentioned several times before in previous reviews (paint falling off ceiling in bedroom, molding in kitchen falling, outlets wont hold plugs, etc.) but for the price compared to what the K&P charges, it was a good value. Just know that you aren't getting a updated unit. I am amazed and surprised how many times these same issues have been mentioned but never addressed.

We LOVE the King and Prince and have been staying here for years. The location cannot be beat, and with the amenities of the pool and pool service plus the restaurant, this is the best place to stay in the island. This condo however needs a ton of work. Paint was peeling in spots, plugs fall out of outlets (this is an ongoing theme in the other reviews so not sure why it has yet to be addressed), furniture is oddly arranged and doesn’t even match, and the bathrooms are very very outdated. For the price, I expect better quality accommodations. I will add though there is a lot of space in the condo, so with some updates, it would be perfection! Great views of south pool and ocean as well.

I thought everything was good with one exception. The electrical outlets could use updating. Items were constantly coming unplugged. Beach Access was a long walk because the South ViLLA Access has been closed for months (really needs fixing).

354 south King and Prince Condo has a lovely view of the Ocean. We've stayed here before.
My recommendation is for the owner to take a walk through the condo sometime and fix all the minor things that don't work. For example,
take a look at the electrical plugs, none of them hold a plug in; check the lighting, so dark, upgrade; the phone doesn't work; clear out the old kitchen equipment that doesn't work so the cupboards are free. Just simple things like this would make it a very pleasant stay.
